Benjamin Sens, from BOSS Construction Group, discusses a inspection that happen in a industrial and commercial warehouse in Pompano concerning a back-flow device and a riser. Jason Klein and Kelly Burcham from Title Group was also involved in the project.

What are Backflow devices and Risers?

A back-flow device is used to protect potable water supplies from contamination or pollution due to backflow. In water distribution systems, water is normally maintained at a significant pressure to enable water to flow from the tap, shower, or other fixture.

A riser is a vertical pipe in a building. Its a long tube made of metal or plastic that is used to carry water or oil or gas etc.

We have a cool industrial space right here on this side. Before the closing, we had a couple things on the riser that were wrong. The riser is over there. There is the backflow and the riser and these things allow the fire sprinkler to operate in the building. I work with Jason and Kelly all the time from Title Group to remedy these things and clear, social distincing…

A lot to navigate. And it’s important I like to bring if there’s any kind of issues that come up I like to bring Ben in immediately. Because like he said, one thing leads to another and you want to you don’t want to be you know, outside of a week of closing and then and something comes up as a surprise and Ben’s really good at being proactive and getting things taken care of like immediately.

I think it’s just really important to have people like Ben on your side to get these things closed out. Obviously, the closing needs to happen and it doesn’t want to nobody wants to hold it up. So that’s where Ben comes into play.

Number one, when you have these type of things, they usually come up in what we call as a lien search. And that is supposed to be a reliable piece of information that you can return to and it shows any open expired permits, it shows everything on the property. This one right here, pulled up on a lien search and we had to go back to clean it up when the property was being sold. So thanks very much for coming out guys. I hope you like this video.
